Once the house is on the market, it may take anywhere from four to six weeks to sell. However, if the market is fairly hot, a seller could see their house off the market within a week. On the flip side, if there is a lull in the market or issues arise such as negotiation, lack of exposure, or house conditions then the property can sit on the market for months.

The selling price of a house fluctuates depending on multiple factors. The most common ones are the neighbourhood and what similar-sized houses are currently selling for. Also, look at the age and condition. Do major repairs need to be done? If so, that might lower the property. And again, the market matters. Like everything else, home prices vary depending on supply and demand. Your job as a realtor is to best inform your clients about these different factors and accurately list their house.

If you’re not moving out before listing your home, you’ll also need to depersonalize and declutter. Put away your family photos, knick-knacks, and other personal items. You may need to rent a storage unit if you don’t have a place to put them all.

They’ll have a good idea of how much you can get for your home and ways you can improve its value. When it’s time to list, they’ll make sure your home’s priced just right, helping to maximize your offers and sell your home faster. Should your property be on the market longer than expected, we will help you review your options and conduct a full marketing review of your property every 28 days. We look at everything such as all of your previous viewings and feedback, ways to boost your viewings and we will re-evaluate the local market including details of what is selling in the area. If you decided to pay later and your property still hasn’t sold after ten months, you will, at this point, need to pay the total fee but we will still market the property for you until it has sold.
